{"id":145,"date":"2024-05-24T16:55:00","date_gmt":"2024-05-24T14:55:00","guid":{"rendered":"https:\/\/hawai.li\/de-le-court\/?p=145"},"modified":"2026-04-07T18:09:42","modified_gmt":"2026-04-07T16:09:42","slug":"immobilienbewertung-historischer-anwesen","status":"publish","type":"post","link":"https:\/\/dlctax.ch\/de\/immobilier-valorisation-des-demeures-historiques\/","title":{"rendered":"Immobilien, Aufwertung historischer Anwesen"},"content":{"rendered":"<p class=\"wp-block-paragraph\">Das Bundesgericht hat die Annullierung der Baubewilligung zur Niederreissung zweier Geb\u00e4ude best\u00e4tigt.<br>\ud83d\udc49 in der N\u00e4he von Geb\u00e4uden, die im Inventar unter Note 1 (nationale Bedeutung) und Note 2 (kantonale Bedeutung) eingetragen sind<br>\ud83d\udc49 auf einer ISOS-Website, auf einer au\u00dfergew\u00f6hnlichen Website<br>in einem ICOMOS-zertifizierten Garten,<br>um darauf ein vierst\u00f6ckiges Geb\u00e4ude in einem Dorfgebiet (baubar) zu errichten.<br><br>Dieser Beschluss erinnert uns an mehrere Punkte: Der Besitz eines historischen Geb\u00e4udes bedeutet zahlreiche Einschr\u00e4nkungen:<br><br>eingeschr\u00e4nkter Wohnkomfort<br>bei 14-16 \u00b0C im Winter leben (drinnen, nicht drau\u00dfen!)<br><br>Au\u00dfergew\u00f6hnliche Wartungskosten<br>die 1\u2019200 m2 Dachfl\u00e4che, die alle 50-60 Jahre erneuert werden m\u00fcssen\u2026<br><br>\ud83d\udc49 geschriebene und ungeschriebene gesetzliche und regulatorische Bestimmungen!!!<br>das Bauland, das de facto unbebaubar ist<br><br>Die historische Residenz ohne Ber\u00fccksichtigung dieser Elemente aufzuwerten, bedeutet, ihr einen stark \u00fcberh\u00f6hten Wert zu geben. Eine andere Frage ist die eines Sammleraufschlags, den der Makler dem K\u00e4ufer in Rechnung stellen k\u00f6nnte. Aber der Sammleraufschlag macht den Wert der Immobilie nicht aus, ganz im Gegenteil. Selbst wenn der K\u00e4ufer einen \u00fcberh\u00f6hten Preis bezahlt hat, ist die Immobilie den gezahlten Preis nicht wert (Wert \u2260 Preis).<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Das Urteil ist auf Franz\u00f6sisch.
